Terms of Use

These Terms of Use ("Terms") govern your use of the Defender Property Solutions website, including our guides, articles, calculators, property pathway tools, forms and other online content (together, the "Platform"). By using the Platform, you agree to these Terms. If you do not agree, please do not use the Platform.
1. About the Platform
The Platform is operated by Defender Property Solutions Ltd, company number 13374784, registered in England and Wales, with registered office at Metal Box Factory, 30 Great Guildford Street, London, England, SE1 0HS.
We provide property information and introductions. Unless expressly stated otherwise, the Platform is not a regulated legal, conveyancing, mortgage, financial, surveying, tax or investment advisory service. Please read our Disclaimer.
2. Permitted use
You may use the Platform for lawful personal or internal business purposes, including reading educational material, using our tools for your own planning, and submitting genuine enquiries.
You must not use the Platform in a way that:
- breaks any applicable law or regulation;
- infringes another person's rights, including intellectual property, privacy or confidentiality rights;
- introduces malicious code, malware, scripts or other harmful material;
- attempts to gain unauthorised access to the Platform, its infrastructure, accounts or data;
- interferes with the operation, availability, security or performance of the Platform;
- impersonates another person or organisation or provides materially false information;
- uses the Platform to harass, threaten, defraud or abuse another person;
- uses our forms or contact details for unsolicited bulk communications, spam or lead harvesting; or
- uses our content or tools to facilitate unlawful activity.
3. Strict prohibition on scraping and automated extraction
Unless we have given you prior written permission, you must not use bots, crawlers, spiders, scrapers, automated browsers, headless browsers, scripts, data-mining tools, AI agents or other automated means to access, copy, monitor, harvest, index, reproduce or extract substantial amounts of Platform content or data.
This prohibition includes bulk downloading of guides, systematic extraction of page text or metadata, automated collection of contact details or form information, attempts to reconstruct our databases, and automated querying designed to circumvent normal user-facing limits or technical controls.
Search engine crawlers may access pages for ordinary search indexing where permitted by our robots.txt and applicable technical controls. That limited permission does not authorise copying or commercial extraction of our content beyond ordinary search indexing.
4. Intellectual property
Unless otherwise stated, the Platform and its content are owned by or licensed to Defender Property Solutions Ltd. This includes our branding, logos, page designs, text, graphics, original guides, illustrations, code and the selection and arrangement of content.
You may view and print reasonable portions of the Platform for your own lawful, non-commercial use. You must not reproduce, republish, sell, license, distribute, frame, mirror, modify, create derivative works from, or commercially exploit substantial portions of our content without our prior written permission.
Nothing in these Terms transfers ownership of our intellectual property to you.
5. User-submitted content
If you submit text, questions, feedback, images or other material through the Platform ("User Content"), you remain responsible for it. You confirm that you have the right to provide the User Content and that it does not knowingly infringe another person's rights or contain unlawful, defamatory, fraudulent or malicious material.
You should not submit confidential information that you do not want us to receive, and you should not upload passwords, payment card details or unnecessary sensitive personal information through general forms.
By submitting User Content, you grant us a non-exclusive, royalty-free, worldwide licence to host, store, reproduce and use it only as reasonably necessary to operate the Platform, respond to your enquiry, provide the requested service, maintain records, resolve disputes and comply with legal obligations. We will handle personal data in accordance with our Privacy Policy.
6. Links and third-party services
The Platform may link to third-party websites or introduce you to independent professionals. Those third parties operate independently and may have their own terms, privacy notices, regulatory status and contractual arrangements. A link or introduction does not mean that we endorse every service, statement or outcome provided by a third party.
7. Accuracy and availability
We aim to keep the Platform useful and accurate, but property law, taxation, regulation, market conditions, fees and professional practices can change. We do not promise that every page is complete, current, error-free or suitable for your particular circumstances.
We may change, suspend, withdraw or update any part of the Platform without notice. We do not guarantee uninterrupted availability, compatibility with every device or browser, or that the Platform will always be free from bugs or security vulnerabilities.
8. Limitation of liability
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that applicable law does not permit us to exclude.
Subject to the preceding paragraph, to the fullest extent permitted by law, we are not liable for losses arising from your reliance on general information on the Platform, decisions made using our tools, property transactions, financing arrangements, professional advice obtained from third parties, market movements, delays caused by third parties, or interruption or unavailability of the Platform.
Where you engage an independent professional following an introduction, the professional's advice, work, fees and contractual relationship are matters between you and that professional. We are not a party to that professional engagement unless expressly agreed in writing.
Nothing in these Terms affects statutory rights that cannot be excluded or restricted.
9. Indemnity
To the extent permitted by law, you agree to reimburse us for reasonable losses, costs and expenses we incur as a result of your material breach of these Terms, unlawful use of the Platform, or infringement of another person's rights arising from your User Content.
10. Suspension or termination
We may restrict or suspend access where we reasonably believe that you have breached these Terms, created a security risk, misused the Platform, or exposed us or another person to legal or operational risk. We may also withdraw a feature or the Platform itself at any time.
11. Privacy
Our processing of personal data is described in our Privacy Policy. Our use of cookies and similar technologies is described in our Cookie Policy.
12. Governing law and jurisdiction
These Terms are governed by the law of England and Wales. Subject to any mandatory consumer rights or jurisdictional rules that apply to you, the courts of England and Wales will have exclusive jurisdiction in relation to disputes arising from or connected with these Terms.
13. Changes to these Terms
We may update these Terms from time to time. The current version will be published on this page with an updated effective date. Your continued use of the Platform after a change takes effect constitutes acceptance of the updated Terms to the extent permitted by law.
